40、。建筑层数为4层; 建筑总高度12. 3米。5.建筑等级:三级6.本工程使用年限:50年。7.建筑防火分类:耐火等级二级8.上部结构体系:现浇钢筋混凝土框架,设防烈度8度,抗震等级2级。9.室内设计标高+0.000相当于罗零标高5.952、 建筑概况一、砌体工程:墙体:采用ACB A5.0 B05 600200200A加气混凝土砌块砖,加气混凝土砌块砖专用砂浆砌筑。外墙靠花池一侧加抹20厚1:2水泥砂,刷一道1.5厚防水涂料。二、地面工程:1、本工程各功能房间楼地面做法详见室内装修材料表。2、卫生间、厨房墙体基脚均用C20素混凝土现浇300mm高(加入混凝土防水添加剂)宽度同墙厚。卫生间、厨房

42、浆找平层+防水层+25mm水泥砂浆保护层+40厚聚苯乙烯泡沫+40mm钢筋细石混凝土。本工程防水等级为二级。上人平屋面做法:详国标03J930-1 5/106,其中聚苯乙烯泡沫厚为40mm,防水材料采用2厚PET(2米宽)自粘防水卷材。女儿墙泛水做法,详国标03J930-1 6/296,水落管采用DN100UPVC水管,水落管距离墙面不应小于20mm,其排水口距散水坡的高度不应大于200mm,水落管应用管箍与墙面固定。五、门窗:本工程建筑外窗气密性等级为4级;选用铝合金窗;采用6透光LOW-E+9空气+6透明玻璃。底层残疾人通行的门,应按JGJ50-2001的要求安装便于残疾人开关的门扇及五金

43、配件。内门、内窗:木门、塑钢窗。3、 结构概况一、 基础:本工程地基基础安全等级为乙级。采用预制管桩基基础持力层为第(7)层强风化层;独立基础进入持力层不小于2米。二、混凝土强度等级:各层柱、梁、板强度均为C25。屋面抗渗等级为S6。构造柱、统一过梁、压顶梁、过梁、栏板等除特别明注外均采用C20。三、砌体工程外墙、内墙为A5.0蒸压加气混凝土砌块。填充墙应沿框架柱全高每隔500MM设26拉筋,拉筋伸入墙内的长度,7度时不应小于墙长的1/5,且不小于700MM,8、9度时应沿全长贯通。墙长大于5M时,墙顶与梁应有拉结;墙长超过层高2倍时,应设置钢筋混凝土构造柱;墙高超过4M时,墙体半高处应设置与

44、柱连接且沿墙全长贯通的钢筋混凝土水平系梁。填充墙的构造柱位置详各层建筑平面,除特别注明外,构造柱截面均为200200,纵筋412,箍筋6200。四、沉降观测本工程在首层设置沉降观测点,用于对建筑在施工阶段和竣工以后的沉降观测,沉降观测点的位置详见底层柱网结施平面图。首层施工完毕即观测一次,以后每施工完一层观测一次,竣工验收以后,第一年不少于4次,第二年不少于2次,以后每年一次,直至下沉稳定为止。4、 安装工程概况一、给排水工程1、给水系统:本工程水源由市政管网直接供给,由小区内市政给水环状管网就近引接,进水压力约0.25MPa。供一层以上生活给水,设计秒流量为9.2L/S。给水管均采用钢塑复合

45、管及管件,螺纹连接;管材公称压力为1.0MPa。最高生活用水量为188M3/d,最大小时生活用水量为19.58 M3/h。2、排水系统采用雨、污分流的排水制,生活污、废水经化粪池处理后排入市政污水管网,化粪池另详给排水总平。屋面雨水用檐沟外排水系统,由雨水斗、雨立管收集后排入小区雨水管网,本楼采用87型雨水斗,雨水管布置详建施采用雨量公式:Q=qf(l/s),取P=2a,q5=3.53L/s,100m2, =0.9室内雨水管详建施,阳台地漏计本专业内,屋面雨水经雨水口、雨立管接入小区雨水管网,详总平。室内排水管用硬聚氯乙烯(UPVC)排水管,粘接;排水出户管用UPVC埋地专用管,粘接;本楼污水

46、量:169.2m3/d雨水管用硬聚氯乙烯抗紫外线专用排水管,冷凝水管用给水硬聚氯乙烯管,粘接,详建施。3、消火栓给水系统:本建筑为五层旅馆建筑,耐火等级为二级。消防水量:按小区内最大一座建筑物考虑,室外消火栓30L/S,室内消火栓20L/S,火灾延续时间2小时;自动喷水Q=30L/S,火灾延时T=1小时;柴油发电机房采用水喷雾自动灭火系统,Q=20L/S,火灾延时T=0.5小时。10分钟消防用水量(18T)设于屋顶消防水箱,水箱底标高19.10米,地下室设468T消防水池,消防泵设有消火栓泵,自动喷淋水泵及水喷雾泵;4、 消火栓系统:室内消火栓给水由地下室消火栓泵临时高压供水,在室内成环状布置,每层消火栓布置均能满足火灾时同层两股充实水柱同时到达,设计充实水柱大于10米,屋面设试验用的消火栓。室内消火栓配置:消火栓箱内配65栓口一支
