1、“跳仓法”施工设计方案 根据2011年3月25日“关于胡各庄居住小区混凝土结构工程采用跳仓法施工技术座谈会纪要”的文件精神，结合现场的实际情况特编制此方案。 一、工程概况：胡各庄居住区B区有地下车库一座，其上含有住宅楼11栋。最高14层，高度为39.95米；楼房最低为11层。高度为31.55米。总建筑面积23.3万，其中车库面积5.7万。车库南北长300米，东西长246米。楼房0绝对标高为37.35米，车库顶板绝对标高34.5米。楼房地下为二层，车库为一层。楼房地基用CFG桩处理（设计要求承载力250Kpa），车库采用天然地基(设计要求承载力130 Kpa)，车库和楼房持力层均为29.45M，
2、楼房为剪力墙结构基础底板厚H=600，车库为梁板柱结构。基础底板厚H=350，梁bh=700900,柱截面为600600，混凝土强度等级为C30。车库与楼房基础用后浇带隔开。待沉降完毕后再浇注后浇带，使楼房与车库连成一体，在车库上有纵横交错的沉降后浇带和伸缩后浇带。 二、设计的要求： （1）温度后浇带待后浇带两侧砼浇注完60天后，再用微膨胀砼补浇后浇带。 （2）沉降后浇带待楼房封顶，将沉降观测数据交设计单位，经设计单位同意后再用微膨胀砼补浇后浇带。（见设计结构总说明） 三、根据工程进度的安排2011年7月1日完成车库顶板浇注。 （非工期定额计算而得）。按设计要求伸缩后浇带约在9月份才能补浇伸缩
3、后浇带。沉降后浇带约在2011年底或2012年初才能浇沉降后浇带。 （1）使整个车库连成一体的时间间隔长，虽说总是在2011年底补浇后浇带，尽管采用冬施方法能浇注后浇带，但回填土的时间大概在3月中旬以后，所以整个工期托的时间太长，影响整个工程竣工时间。 （2）在上部施工过程中，一些建筑垃圾易掉进后浇带中，施工用水也都跑到后浇带中。后浇带处钢筋间距较密，垃圾不易清理，带有泥沙的水也不易抽净，使混凝土不能密实。由于钢筋较密，后浇带两侧不好剔凿而使新老混凝土不能连接紧密，形成缝隙而渗漏。 （3）设计图纸就是钢板止水带，应施工单位的要求改为橡胶止水带，橡胶止水带是既能防水又便宜，所以才得以推广使用，但
4、橡胶止水带也有一定的弱点，众所周知，橡胶和混凝土是两种不同的材料，其变形模数是不一样，在一定条件反而使两种材料之间产生裂缝，从而消弱了防水功能，如果还使用钢板止水带，钢板与混凝土的变形模数是接近的，钢板止水带与混凝土能紧密连接，能更好的起到防水作用。 （4）后浇带按设计要求使用微膨胀砼（掺UEA）除清除垃圾等工作费工、费时外，也提高了混凝土本身的造价（微膨胀混凝土无水收缩）。 四、胡各庄居住小区是拆迁农村住宅的回迁房，房屋拆迁已有两个年头，老百姓都在外租房居住，居民要求回迁的呼声甚高，若按设计的要求施工。工期将延长很长时间，另外，车库上后浇带纵横交错，将车库分成若干个小单元。车库不能练成整体。
5、消弱了车库水平刚度。2.2米的覆土也无法回填。即对结构不利又延误工期，为加快工程进度。故此要求提前浇注后浇带。 五、为了加快工程进度，经论证取消后浇带按照王铁梦教授提出的取消后浇带，按“跳仓法”施工。取消后浇带条件： 1、联体基础的最大差异沉降S30. 2、相对差异沉降i1/5001/1000. 3、若楼与车库差异沉降10，可适当延长合拢时间。 4、跳仓法的合拢时间不少于710天。 六、关于混凝土本身的质量按照座谈会的要求，搅拌站负责解决。 七、（1）施工措施：加强保湿保温养护，重点是保湿养护，从初凝开始时（混凝土浇注后4-5小时）开始进行养护，人踩上去刚有脚印，进行二次压光，进行喷雾养护后，
6、用塑料薄膜和土工布覆盖养护。喷雾养护不少于14天，其后不宜长期暴露在风吹日晒条件下，应尽早回填土，避免暴露。墙体拆模最少为7天，顶板混凝土浇注后，同条件养护试块抗压强度达到70%以上，再进行防水施工。 （2）混凝土的浇注加强振捣，特别是施工缝处的振捣，防止蜂窝、麻面。 （3）施工缝处采用钢板止水，贴钢丝网。 （4）严格控制现场塌落度，122-123，现场不得任意加水。 八、“跳仓法”施工的具体安排，由施工、监理、甲方共同确定。 北京仁和日升房地产有限公司 2011年3月28日 （英文版 ） Two regulations promulgated for implementation is in
