1、新鸿基办公楼景观工程招标范围、规范及技术要求第一章、工程范围一、景观工程1、图纸范围内的全部铺装工程，施工单位根据招标图纸标高现场实际踏勘，后期如无高程调整报价不做调整；2、按照图纸及相关规范要求对室外回填土进行验收，验收合格后进行铺装工程；二、种植工程1、图纸范围内(包括室外及种植屋面)的苗木及树木种植工程，包括但不限于苗木及树木采购、运输、种植及与之相关的土壤处理、种植屋面疏水板及种植土等相关工作；2、质保期内苗木及树木的养护工作；三、景观照明工程室外景观配电箱采购及安装、室外景观配电箱至上级电源管路敷设及线缆供应安装、室外景观照明管线敷设、灯具采购及安装、整体室外景观照明系统调试；四、灌
2、溉系统室外灌溉系统由室外供水点阀门下口至末端点位的全部工作，包括但不限于管线敷设、末端点位安装及系统调试；第二章 工程规范及技术要求一、景观工程一）技术要求1、严格按图纸设计定位、尺寸大小选型及标高要求施工。所有铺装及饰面材料 必须先送样品供招标人及设计人员确认（与样板对照），方可大批量进货。为 保证装饰效果，铺装及饰面正式施工前，施工方须做局部样板供招标人及设 计人员确认后方可大面积施工。2、各种材料的技术等级、光泽度、几何尺寸、外观等质量应符合设计图纸及国 家现行行业标准优等品的要求。板块铺砌应避免出现小于1/4边长的边角料。3、面砖、日然石材铺贴前，应对面层材料的规格尺寸、外观质量、色泽

4、、给排水、消防、电力等）按图 纸或招标人要求处理，要求做到与景观协调美观、实用，此项费用已含在投 标报价中。6、所有基础土方工程必须严格满足压实度要求，不得出现因土方压实度不足导 致的质量问题，否则，由中标人无偿修复。二）质量标准和工艺要求1、工程的质量要求必须达到合格标准。2、地基工程按照建筑地基基础工程施工质量验收规范（GB50202-2002）进行 验收。1. 砖石工程按砌体施工质量验收规范（GB50203-2002）进行验收；木作小品 按木结构工程施工质量验收规范（GB50206-2002）施工及验收；钢结构按 钢结构工程施工质量验收规范（GB50205-2001）及焊接规程（JGJ8
5、1-91）； 环境工程的地面按建筑地面工程施工质量验收规范（GB50209-2002）要求 进行；环境工程的墙饰面按建筑装饰装修工程质量验收规范（GB50210- 2001）的要求进行。4、所有内容必须按设计图纸要求以及设计效果进行验收。5、钢结构严格做好防锈、防腐蚀处理；木结构也应严格进行防腐处理，保证结 构安全耐久。三）主要材料样板要求：1、种类及规格2、样板要求1、每种主材均提供10cm10cm小样，右下角贴上带名称标贴。2、小样用双面胶固定于木板上面，每块木板大小均为50 cm70 cm。3、在木板的正中间上部应贴上标明投标人名称，并加盖公章的标签。四）施工方案的要求1、施工工艺流程必
6、须明确。2、施工技术措施得当。3、进度计划安排合理、可靠、配合措施周全，有充足的人员、材料和管理人员， 保证施工按时、按质、按量完成，确保达到招标人的工期进度要求。1） 保证质量措施充分，对于面层铺贴定位图形、铺设质量、大理石、花岗石等关键工序有可靠的技术措施。2）与总包单位施工、分包单位施工的配合、安全生产及文明施工、成品保护措 施得当。五）验收标准1、建筑工程质量验收统一标准（GB50300-2001）2、中华人民共和国行业标准城市绿化工程施工及验收规范（CJJ/T82-99）六）工程保修1、本分包工程的保修期至竣工验收并移交业主之日起算为期两年。2、工程保修期若发现质量问题，经修缮后仍存
7、在质量问题的，该项保修期应予 顺延。二、种植工程一）质量要求1、所选的苗木规格、品种应符合设计图纸要求，苗木挖掘、包装应符合现行行业标准城市绿化和园林绿化用植物材料木本苗CJ/T34的规定。投标人在回标时必须提供附件一树木表中主要苗木的数码照片，和回标文件一并递交以响应招标文件；招标人将根据发标图片以及回标图片显现的苗木质量、形态等综合评定投标人的技术标是否合格。 为保证效果，所有乔木类须经招标人及设计院苗圃选苗后方可进场；所有灌木正式栽植以前，施工方须做局部样板供招标人及设计院确认后方可大面积种植。2、种植材料应根系发达、生长茁壮、无病虫害，规格及形态应符合设计要求。21 所选的乔木类应满足
8、树龄三年以上；健康发达的根系；有单一主茎及基本的分枝冠幅；乔木不少于4个分枝。22 所选的灌木应满足苗龄一年以上；3-5支以上生长茁壮的枝条，健康发达的根系。23 露地栽培花卉应符合下列规定231 一、二年生花卉，株高应为1050cm，冠径应为1535cm，分枝不应少于34个，叶簇健壮，色泽明亮鲜艳。232 宿根花卉，根系必须完整、无腐烂变质。233 球根花卉，根茎应茁壮、无损伤、动芽饱满。234 观叶植物，叶片分布平均，排列整齐，叶色应鲜艳，叶簇丰满。24 铺栽草坪用的草块及草卷应规格一致、边缘平直、无杂草和病虫害、草色青绿。草块土层厚度宜为3cm，草卷土层厚度宜为1.8cm2.5cmcm。
9、3、种植前应对土壤采取相应的消毒、施肥和客土等措施，种植地的土壤含有建筑废土及其它有害成份时，应采用种植土进行换填。种植土采用蛭石：蘑菇肥：黄泥为3：3：4。绿地应严格按设计要求构筑地形应自然流畅。对草坪种植地、花卉植地应施足基肥、翻耕2530cm、搂平耙细、去除杂物，平整度和坡度应符合设计要求。4、种植穴、槽挖掘前，应向招标人了解地下管线和隐蔽物埋设情况。种植穴、槽定点放线应符合设计图纸要求，位置必须准确，标记明显。挖种植穴、槽的大小，应根据苗木根系、土球直径和土壤情况确定。穴、槽必须垂直下挖，上口下底相等，规格应符合设计要求。挖穴槽后，应施入腐熟的有机肥作为基肥。5、苗木在装卸车时应轻吊轻
10、放，不得损伤苗木和造成散球。起吊带土球小型苗木时应用绳网兜土球吊起，不得用绳索缚捆颈起吊。重量超过1t的大型土球，应在土球外部套钢丝绳缆起吊，苗木运输量应根据种植量确定。苗木运到现场后应及时栽植，带土球小型花灌木运至施工现场后应紧密排码整齐，当日不能种植时，应喷水保持土球湿润。裸根苗木必须当日种植，暴露时间不宜超过8小时，当日不能种植的苗木应进行假植。珍贵树种和非种植季节所需的苗木，应用容器假植。6、种植前应进行苗木根系修剪，宜将劈裂根、病虫根过长根剪除，并对树冠进行修剪，保持地上地下平衡。各类苗木的修剪应符合有关规范的规定。7、苗木的修剪质量应符合下列规定：剪口应平滑，不得劈裂；枝条短截时应
11、留外芽，剪口应距留芽位置以上0.5cm；修剪直径2cm以上大枝及粗枝时，截口必须削平并涂防腐剂。8、种植的质量应符合以下规定：81 种植应按设计图纸要求核对苗木品种、规格及种植位置。82 规则式种植应保持对称平衡，行道树或行列树应在一条线上，相邻植株应 合理搭配，高度、干径、树形近似，种植的树木应保持直立，不得倾斜，应注意观赏面的合理朝向。83 种植带土球树木时，不易腐烂的包装物必须拆除。84 种植时，根系必须舒展，填土应分层踏实，种植深度应与原种植线一致。竹类可比原种植线深510cm。9、 新植树木应在当日浇透第一遍水，以后根据实际情况，适当补水。10、种植胸径5cm以上的乔木，应设支柱固定
12、。支柱应牢固，绑扎树木处应夹植物，绑扎后的树干应保持直立。11、草块铺设应采用密铺，草块铺设后应滚压、灌水。种植覆盖率应达到95%以上。12、种植完成后，施工方应设专人负责绿地植物的养护管理工作，具体内容包括灌水、排水、除草、中耕、施肥、修剪整形、病虫害防治、防风防寒等。13、本工程质量等级为合格，绿化的效果应符合设计和招标人要求。二）种植要点：1、严格按照苗目标规格购苗，应选择根系发达枝干健壮，树形优美无病虫害的 苗木，大苗移植尽量减少截枝量，严禁出现没枝的单干树木，乔木分枝点不 少于4个。树形特殊的树种，分枝必须有4层以上。 1.1白玉兰、桂花等所有常绿乔木需全冠种植，施工种植后，须带三级
13、以上分枝， 切忌“杀头”处理，树形保持其原有形状，并且无明显阴面、阳面之分。 1.2 紫薇等所有落叶乔木需全冠移植，施工种植后，根据不同树种，须带二级至三级或更多的分叉枝，树形保持完整，姿态优美。1 规则式种植的乔灌木，统一树种规格大小应统一。丛植和群植乔灌木应高低 错落，灵活布置。3、分层种植的花带，植物带边缘轮廓种植密度应大于规定密度，平面线应流畅，边缘成弧形。高低层次分明。且与周边点缀植物高差不少于30CM。4、孤植树应树形姿态优美、奇特、耐看。5、整形装饰篱苗木规格大小应一致，修剪整形的观赏面应为圆滑曲线弧形，起伏有致。6、植后应每日浇水至少二次，集中养护管理。7、大苗严格按土球设计要
14、求移植。大规格乔木移植时，须掌握移植时间，选用运迁苗移植；移植时应对树木进行修剪，带泥球移植；大树种植后必须设扁担桩或三角撑加以支撑。为确保大树移植成活及生长良好，可于种植穴内放置营养土，并于种植时拌施有机肥。8、草皮移植平整度误差1CM。9、苗木养护说明：9.1 苗木表中所规定的冠幅，是指乔木修剪小枝后，大枝的分枝最冠幅度或灌木的叶冠幅。而灌木的冠幅尺寸是指叶子丰满部分。只伸出外面的两、三个单枝不在冠幅所指之内，乔木也应尽量多留些枝叶。9.2 苗木表中同一植物同一档规格有较大变化幅度，施工备苗木时，应采用大、中、小搭配的方式，而不应单取最小值；选苗时，如无特殊注明的，应注意植物外观的均衡美观
15、，不能选用比例失调的苗木（如只是高度达标，冠幅不符合要求；或只满足冠幅大小而忽略高度的适当比例）。10、规格表上并未规定乔木的高度，但要求乔木不能去掉主树梢。11、城市建设综合工程中的绿化种植，应在主要建筑、地下管线、道路工程等主体工程完成后进行。12、种植植物时，发现电缆、管道、障碍物等要停止操作，及时与有关部门协商 解决。13、凡有加树池的植物，均应先栽树，后砌筑池外缘，树池外缘大小可根据树干大小而进行调整。14、绿地内除种植乔灌花木之外，应铺设各指定地被，不能有土面裸露。三）施工方案的要求施工组织设计必须具备以下内容：1、工程概况，分包工程概况；2、分包工程的内容及范围；3、组织机构及人
16、员配置；4、施工工艺流程；5、施工技术措施；6、质量、工期保证措施；7、施工进度计划，含劳动力计划；8、临时用电、用水设计；9、材料用量及分批进场计划包括堆放场地的需求；10、雨季施工措施；11、安全生产、文明施工的措施包括防污染、噪音、保证交通的措施、方法；12、总分包配合，成品保护措施；13、现场平面布置图包括机械设备的安排、水电的接驳、材料堆放等。四）安全生产要求1、安全生产需执行：1）建筑施工高处作业安全技术规范（JGJ80-91）2）建筑机械使用安全技术规程（JGJ33-86）3）施工现场临时用电安全技术规范（JGJ46-88）2、执行总包单位制订的施工现场安全生产规章、制度、具体要
17、求五）验收标准1、执行标准如下：11 中华人民共和国行业标准城市绿化工程施工及验收规范（CJJ/T82-99）2、绿化工程质量验收应符合下列规定21 乔、灌木的成活率应到达100%以上，珍贵树种和孤植树应保证100%成活。乔木、大型灌木分支点多，必须达到70%以上分支点成活。22 花卉种植地应无杂草、无枯黄、无病虫害，各种花卉生长茂盛，种植成活率应达到95%以上，并对未成活植物进行技术补栽。23 草坪无杂草、无枯黄、无病虫害，种植覆盖率应达到100%。24 绿地整洁、无杂物、表面平整。25 种植的植物材料的整形修剪应符合设计要求。六）工程验收1、材料验种植材料种植土和肥料等，均应在种植前由施工
18、人员按其规格质量分批进行验收，并提前24小时通知招标人有关人员参加。2、中间验收的工序应符合下列规定：21 种植物的定点、放线应在所有地形坡地完成后经招标人验收方可进行挖穴、开槽。22 种植的穴、槽应在未换种植土和施基肥前进行23 更换种植土和施肥应在挖穴、槽后进行24 草坪、花卉的整地应在种植前进行25 工程中间验收，应分别填写验收记录并经招标人、中标人签字。3、 竣工验收31 竣工验收时间311 乔木、棕榈、灌木、攀缘植物竣工后十日内组织验收。312 地被，植物竣工后十日内组织验收。32 竣工验收程序竣工验收分为初步验收和交工验收。321 初步验收1）中标人向招标人提交二套完整的竣工资料和
19、验收报告（包括准确无误的竣工 图）。2）招标人工程项目部审核竣工资料通过后约定初验时间。初验由招标人组织其 工程部、设计部、成本部及中标人人员参加，共同进行。3）初验通过后约定交工验收时间，办理工程移交手续。322 交工验收1）由招标人、中标人、设计单位、物业公司组成工程交工验收小组，对本项工程进行专项工程验收，最后由招标人、设计单位进行工程竣工验收。2）检查验收通过后招标人、中标人双方办理书面清点移交手续。3）招标人、中标人共同办理完工验收手续。七）苗木养护管理1、本工程的养护管理期为自总包工程整体竣工备案完成并移交业主之日起两年。2、在苗木养护期内中标人应认真履行管养责任，及时更换或修剪枯
20、死、发黄、枯枝的苗木。若在养护管理期内发现死树，此苗木养护期顺延。3、死树以及死灌木、死草坪的更换时间为：中标人发现后或者接到招标人通知后3日内更换完毕。4、养护管理内容：灌水、排水、除草、中耕、施肥、修剪整形、病虫害防治、防风防寒等。凡因养护管理不善造成苗木枯死、枯枝、草地发黄及出现病虫害等均属中标人责任，中标人无条件负责更换。养护管理期结束后由中标人出具最后验收申请报告，招标人在收到申请报告三日内进行最后验收，并在整改合格后出具养护管理合格证明书。（英文版 ） Two regulations promulgated for implementation is in the party in
