35、5m，屋面层高度为4.6m，建筑总高度为87.3m。B5#楼建筑面积约为20412.39平方米，地下一层为非机动车库，地上层数为30层，标准层层高为2.9m，负一层层高4.5m；一层层高为4.25m，屋面层高度为4.6m，建筑总高度为87.0m。B4#楼建筑面积约为20940.78平方米，地下一层为非机动车库，地上层数为30层，标准层层高为2.9m，基础顶面4.0m；地下室顶板为2.65m，屋面层高度为4.6m，建筑总高度为89.1m。B6#楼建筑面积约为11963.3平方米，地下一层为非机动车库，地上层数为20层，标准层层高为2.9m，负一层层高4.5m；一层为3.95m，屋面层高度为4.6
36、m，建筑总高度为81.5m。B7#楼建筑面积约为10562.0平方米，地下一层为自行车库，地上层数为26层，标准层层高为2.9m，负一层层高3.65m；一层为4.15m，屋面层高度为4.6m，建筑总高度为75.7m。2、基础形式：B3、B4、B5、B6、B7#住宅楼基础形式均为高强预应力混凝土管桩，沉桩采用静压方法。沉桩应按压桩力控制和标高控制相结合的原则，以控制压桩力为主，桩顶设计标高作参考，终压力暂定为2.3倍单桩承载力特征值。复压次数为35次，稳压压桩力不得小于终压力，稳定压桩时间为510秒。同时桩长应满足桩端全截面进入持力层深度不应小于1.50m，相邻桩端高差不应大于相邻桩净距。桩上部
37、采用筏板基础，筏板底标高为-7.500m，筏板厚度为1400mm。BS18#、BS19#商业楼基础形式采用天然地基，基础形式为独立基础，主要基础底标高-1.800，持力层为 3 层粘土，地基承载力特征值fak为270kPa。3、墙体结构：3.1、墙体：无土壤、水侵蚀的非承重墙体：MU5.0煤矸石空心砖，M5级混合砂浆；与土壤、水直接接触的墙体：MU10煤矸石普通砖，M7.5级水泥砂浆；无土壤、水侵蚀的围墙、踏步：MU10煤矸石多孔砖，M5级混合砂浆；低矮砖砌挡土墙、室外踏步：MU15煤矸石普通砖，M10级水泥砂浆。（均采用预拌砂浆砌筑） 3.2、煤矸石烧结空心砖的容重不应大于10KN/m3。

45、直接出地面,与上部楼梯在出口处分开;楼梯间门为乙级防火门B3#B7#楼外门窗物理性能指标：气密性6级、水密性3级、抗风压4级、保温5级、隔声性能3级、采光性能3级。门窗型材：门窗和幕墙型材的规格尺寸及玻璃的厚度应由具有设计资质的专业公司计算确定，性能指标应分别符合建筑幕墙GB/T21086- 2007、建筑外门窗气密、水密、抗风压性能分级及检测方法GB/T7106-2008、建筑外窗空气隔声性能分级及检测方法GB/T84 85-2008、建筑外门窗保温性能分级及检测方法GB/T8484-2008的要求。铝合金门窗型材壁厚不应低于以下数值：门结构型材2.0 mm,窗结构型材1.4mm,采用的结构
46、粘结材料必须是中性硅酮结构密封胶，性能符合建筑用硅酮结构密封胶GB16776的规定。门窗制作与安装：由业主委托有能力的专业公司进行，生产厂家对加工安装及最后质量负责，生产厂家应提供样品，经甲方和设计院认可后方可制作安装.门窗安装前应进行三项性能（抗风压、气密性和水密性）的见证取样检测，安装完毕后应委托有资质的检测机构进行现场检验;门窗加工的尺寸，应按门窗洞口的设计尺寸扣除墙面装修材料的厚度按净尺寸加工，确保安装后窗框和面层之间的空隙为815mm；门窗框安装固定墙应对预留墙洞尺寸进行复核，墙体洞口应采用预埋实心砌块的方式，用胀锚螺钉固定,严禁用长脚膨胀螺栓穿透门窗型材固定。门窗框与墙身间缝隙，应于洞口清理干净干燥后施打发泡剂，发泡剂应连续施打、一次成型、填充饱满，溢出门窗框外的发泡剂应在结膜前塞入缝隙内，防止发泡剂外膜破损,门窗框二侧应留5mm宽的打胶槽口，清理干净干燥后，贴美纹纸，打密封胶，密封胶应采用中性硅酮胶、密封胶做到表面光滑，无杂质、气泡、严禁在涂料面层上打密封胶。8、屋面工程：（防水等级为II级）屋面一：无保温坡屋面（选用
