21、imum requirements for the operation and maintenance of air- handling and water systems of buildings for the purposes of microbial control. It does not include requirements for refrigerated room airconditioners and non-ducted split systems. NOTES: 1 In the event of an outbreak of legionnaires disease

22、, special action will be necessary. This will be advised by the health authorities. 2 Further information on the control of microbial growth in air-handling and water systems of buildings is given in HB 32. 3 Design, installation and commissioning requirements are given in AS/NZS 3666.1. 4 AS/NZS 36

23、66.3 provides a performance-based alternative to the prescriptive cleaning requirements of Clause 2.5 of this Standard. 5 Refer to regulatory authority for application of the criteria to buildings. 1.2 OBJECTIVE The objective of this Standard is to assist users in the control of microorganisms in bu

24、ilding systems, particularly those associated with legionnaires disease, Pontiac fever, hypersensitivity pneumonitis and humidifier fever. 1.3 APPLICATION This Standard is intended for use by regulatory authorities, building services designers, architects, equipment manufacturers and suppliers, inst

25、allers, maintenance personnel, managers, owners, and operating staff responsible for designing, installing, commissioning, operating, and maintaining the air-handling and water systems of a building. It provides minimum requirements. The Standard shall be read in conjunction with any additional reco

26、mmendations given by suppliers of the equipment and with the requirements of any relevant specification or applicable regulation. NOTE: This Standard has been developed for commercial building services systems. The technical content may be applied by the regulatory authority to other commercial or i

32、6.1 and those below apply. 1.5.1 Disinfection The preventive maintenance action of applying a shock treatment to a system, in conjunction with system cleaning, in order to reduce the general concentration of infectious agents. 1.5.2 Emergency decontamination The reduction, to negligible or low conce

33、ntrations, of known high concentrations of a specific contaminant such as Legionella in response to an emergency. 1.5.3 Maintenance That regular routine activity aimed at preserving the operational standard and cleanliness of equipment, which includes inspection, repair, preventive service and clean

34、ing. 1.5.4 Maintenance program The assembly of relevant data and the setting out of a formal strategy and recording system for the effective management of a series of maintenance procedures. 1.5.5 Maintenance report A written communication, giving details of the physical and operational state of a p

36、 A N D M A I N T E N A N C E 2.1 SCOPE This Section sets out minimum requirements for regular routine maintenance. It does not deal with emergency procedures applicable during outbreaks of legionnaires disease. NOTE: Further information on the maintenance of building systems is given in SAA/SNZ HB 3

37、2 and NZS 4302. 2.2 GENERAL 2.2.1 Servicing All plant, equipment and components shall, unless otherwise stated in this Standard, be serviced and maintained in accordance with the suppliers published requirements and best practice. Maintenance shall be carried out by competent personnel as described

38、in Clause 2.6. Maintenance personnel shall follow the site safety and security procedures. Maintenance shall be implemented by the building owner or nominee in accordance with the requirements of this Section, except that alternative maintenance measures may be approved by the regulatory authority.

39、The equipment to be maintained shall be shut down while maintenance is being carried out to prevent particulate matter being passed through the system. Appropriate protective gear complying with the requirements of regulatory authorities shall be worn. Where relevant, the requirements of AS 1470, AS

40、/NZS 1715, AS/NZS 1716 and AS/NZS 2865 shall be complied with. NOTES: 1 Regular cleaning and suitable water treatment are considered to be effective measures as part of a maintenance program for the control of the proliferation of Legionella in cooling water systems. Passivation and water treatment

41、should be fully restored after system flushing, cleaning, disinfection or decontamination. 2 Guidelines for the use of personal protective gear are given in Appendix A. 2.2.2 Precautions when using and storing chemicals All chemical products used, and their labelling, packaging, storage conditions,

42、user instructions, hazardous signage and material safety data sheets shall comply with the requirements of the regulatory authority. NOTE: Care should be taken in the use of biocides, cleaning agents and any other chemicals in equipment such as humidifiers, spray coils and evaporative air cooling eq

43、uipment. Chemicals, when entrained in the airstream, may be hazardous to public health. Suppliers recommendations, including material safety data sheets and other information should be obtained to ensure the proper use of chemicals. 2.2.3 Access for maintenance Easy and safe access for cleaning, ins

44、pection and maintenance shall be available to and about all plant, equipment and components covered in this Section. Relevant requirements of AS 1470, AS 1657, AS/NZS 1892.1 and AS/NZS 2865 shall be complied with. 2.2.4 Provision for maintenance Provision shall be made within the system to facilitat

AS/NZS 3666.2:2002 COPYRIGHT 7 2.3 MAINTENANCE OF AIR-HANDLING SYSTEMS 2.3.1 Air intakes and exhaust outlets Air intakes and exhaust o

46、utlets shall be inspected at least monthly and cleaned, where necessary. 2.3.2 Air filters Where installed, air filters shall be inspected monthly and cleaned or replaced, where necessary, in accordance with Clause 2.6.1. 2.3.3 Humidifiers 2.3.3.1 Steam and spray humidifiers Line strainers, valves,

47、sparge pipes, spray nozzles and components discharging moisture into the airstream shall be inspected monthly and cleaned, where necessary. Associated sensors and controls shall be maintained and calibrated by qualified personnel and operated in accordance with the suppliers requirements. 2.3.3.2 Bo

48、iling and pan-type humidifiers Tanks, trays and discharge devices shall be inspected monthly and cleaned, where necessary. 2.3.4 Evaporative air-cooling equipment The following components shall be inspected at least every three months while the system is in use and maintained as indicated: (a) Sump.

49、 drained and cleaned. (b) Wetted pads . cleaned and replaced when necessary. (c) Water strainer . cleaned when necessary. (d) Air filter, where fittedreplaced. (e) Drainage system .flushed with clean fresh water. Evaporative airconditioning equipment, when not in use for periods greater than one month, shall be drained. NOTES: 1 The bleed-off and the distribution of water over the wetted pads should be checked to ensure effective operation. The water level in the storage sump should be maintained during operation above the ind
