1、专业好文档万科A财务报表偿债能力分析一、万科A公司基本情况 万科股份企业有限公司（CHINA VANKE CO.,LTD 简称VANKE）于1984年5月30日在深圳注册登记，并于1991年1月万科A股正式在深圳证券交易所挂牌交易。万科企业股份有限公司是一家以房地产开发为核心业务的公司，是中国最大的专业住宅开发企业。公司自成立以来，确立并一贯坚守职业化底线，包括对人永远尊重、追求开放透明的体制和公平的回报等。公司致力于建设“阳光照亮的体制”，提出“专业化+规范化+透明化=万科化”、“规范、诚信、进取是万科的经营之道”等理念，并在坚持这些理念的前提下，按照现代企业制度建立了一套经营管理的规范和流
2、程。截止2008年公司总资产达到1192亿元，净利润40.3亿元，净资产达到了318.9亿元。凭借其出色的经营理念和强大的实力，万科股份有限公司的房地产业务已经扩展到全国多个城市，公司树立了住宅品牌，并获得了良好的投资回报。二、短期偿债能力分析短期偿债能力是指企业用流动资产偿还流动负债的现金保障程度。短期偿债能力的强弱意味着企业承担财务风险的能力大小。评价短期偿债能力有以下四种指标：1、 营运资金营运资金是指流动资产总额减流动负债总额的剩余部分，也称净营运资金，其计算公式为：营运资金=流动资产-流动负债。08年万科A营运资金=1134.56 -645.53 =489.03亿元09年万科A营运资
3、金=1303.23 -680.58 =622.65亿元10年万科A营运资金=2055.21 -1296.51 =958.70亿元2、 流动比率流动比率是流动资产与流动负债的比值，是衡量企业短期偿债能力的核心比率，其计算公式为：流动比率=流动资产/流动负债。08年万科A流动比率=1134.56/645.53=1.7609年万科A流动比率=1303.23/680.58=1.9110年万科A流动比率=2055.21/1296.51=1.593、速动比率速动比率是速冻资产与流动负债的比值，而所谓的速动资产是流动资产扣除存货后的数额，速动比率的内涵是每一元流动负债有多少元速动资产作保障。该指标是流动比率
4、的一个重要辅助指标，用于评价速动资产变现能力的分析，其计算公式为：速动比率=速动比率=（流动资产-存货）/流动负债，该指标越高，表明企业偿还流动负债能力越强。08年万科A速动比率=（1134.56-858.99）/645.53=0.4309年万科A速动比率=（1303.23-900.85）/680.58=0.5910年万科A速动比率=（2055.21-1333.33）/1296.51=0.564、现金比率现金比率是现金类资产与流动负债的比值，其计算公式为：现金比率=（货币资金+交易性金融资产）/流动负债。08年万科A现金比率=（199.78+0）/645.53=0.3109年万科A现金比率=（
5、230.01+0）/680.58=0.3410年万科A现金比率=（378.17+0）/1296.51=0.29综上各数据表现来看，万科A的营运资金呈逐年上涨的趋势。而流动比率、速动比率、现金比率在09年大幅增长，而在10年又下降了，这说明万科A在09年的财务状况良好，财务风险有所下降，企业支付能力增强，偿债能力增强，而在10年受房产市场调控的影响各项比率有所下降，说明10年公司的企业支付能力有所下降，短期偿债能力减弱，企业的财务状况不稳定。三、长期偿债能力分析 长期偿债能力是企业偿还长期债务的现金保障，分析一个企业的长期偿债能力，主要是为了确定该企业偿还债务本金和支付债务利息的能力。评价长期偿
6、债能力有以下四种指标：1、资产负债率资产负债率是全部负债总额除以全部资产总额的百分比，也就是负债总额与资产总额的比例关系，也称为债务比率。资产负债率反映在资产总额中有多大比例是通过借债筹资的，用于衡量企业利用债权人资金进行财务活动的能力，同时也能反映企业在清算时对债权人利益的保护程度。其计算公式为：资产负债率=负债总额/资产总额100%。08年万科A资产负债率=804.18/1192.37100%=67.44%09年万科A资产负债率=922/1376.09100%=67%10年万科A资产负债率=1610.51/2156.38100%=74.69%2、产权比率产权比率是负债总额与所有者权益总额之

8、0310年万科A权益乘数=2156.38/545.86=3.954、利息费用保障倍数利息费用保障倍数指数反映了当期企业经营收益是所需支付的债务利息的多少倍，从偿付债务利息资金来源的角度考察债务利息的偿还能力。该指标越高，表明企业的债务利息偿还越有保障；反之，则表明企业没有足够资金来源偿还债务利息，企业偿债能力低下。利息费用保障倍数=息税前利润/利息支出=（税前利润总额+利息支出）/利息支出=（税后净利润+所得税+利息支出）/利息支出。08年万科A利息费用保障倍数=（63.22+6.57）/6.57=10.6209年万科A利息费用保障倍数=（86.17+5.74）/5.74=16.0110年万科
9、A利息费用保障倍数=（119.41+5.04）/5.04=24.69综上各数据表现来看，资产负债率、产权比率09年下降，10年反而上涨，说明09年负债水平比08年略有下降，10年资产负债率上涨，说明偿债能力变弱。而利息费用保障倍数是逐年大幅度上涨，说明企业的支付利息和履行债务契约的能力强，存在的财务风险减少，就总体而言企业的偿债能力越强。四、与金地集团同业偿债能力分析1、10年度短期偿债能力分析2010年金地集团股份有限公司的年度报告中指出，在2010年，金地集团流动资产708.73亿元，流动负债325.49亿元，存货454.55亿元，货币资金136.31亿元，对比如下：企业名称指标万科A金地
10、集团差额流动比率1.592.180.59速动比率0.560.780.22现金比率0.290.420.13从上表可以看出，10年万科A流动比率远低于金地集团，速度比率和现金比率都是略低于金地集团，说明企业的短期偿债能力不及金地集团。从企业年报上可以看出，万科A的存货达1333.33亿元，应收账款达15.94亿元，金地集团存货仅为454.55亿元，应收账款也仅为0.12亿元，说明万科A的存货和应收账款过多，企业应加强存货和应收账款的管理与销售。 2、10年度长期偿债能力分析2010年金地集团股份有限公司的年度报告中指出，在2010年，金地集团负债总额518.11亿元，资产总额728.17亿元，所有
11、者权益总额210.06亿元，利润总额42.26亿元，财务费用0.32亿元，对比如下：企业名称指标万科A金地集团差额资产负债率74.69%71.15%-3.54%产权比率295.04%246.65%-48.39%权益乘数3.953.47-0.49利息费用保障倍数24.69133.06108.37从上表可以看出，万科A在2010年度的资产负债率、产权比率、权益乘数高于金地集团的实际值，且利息费用保障倍数远低于金地集团的实际值，这说明万科A的资产负债率较高，企业的财务风险高，长期偿债能力较差。通过对比不难看出，金地集团的利息支出远低于万科A的实际值，万科A的利息费用保障倍数低则说明企业的偿债能力较差
12、，企业应加强长期资产和长期负债等方面的管理与经营。五、结论分析通过上述对短期偿债能力指标和长期偿债能力指标的分析，可以看出：短期偿债能力中的流动比率、速动比率和现金比率偏低，公司存在着不能按时偿还短期债务的风险，公司应加强应收账款的管理，以制止应收账款占资产总额的比重继续过高；同时长期偿债能力中资产负债率、产权比率水平较高，企业的财务风险大，有可能出现资不抵债的现象。通过08、09、10年三年对比中可以看出，08、09年房产市场大好，企业得到了快速发展，而在10年出台的新房产政策对市场造成了一定的冲击，企业发展步伐减缓，存货量猛增，收益增涨幅度相对来说减小了。但总体而言万科A公司的营业收入在逐
13、年稳步上升，经营状况良好，同时因为企业的收入稳定可靠，获利有保障，即使企业的负债较重，企业也有能力支付债务本息，不会出现太大的财务风险。房地产行业作为中国一项正在繁荣发展的行业来说，企业发展不能操之过急，应稳步求升。万科A公司应加强应收账款的经营管理，加速应收账款回笼速度；降低利息支出，减少长期借款；大力发掘企业的销售能力，扩大销售，减少库存。只有企业的营业收入增涨了，营业成本下降了，企业的盈余才能增加，才有能力支付利息支出，企业才能得到长远发展。Winger Tuivasa-Sheck, who scored two tries in the Kiwis 20-18 semi-final w
