39、形式砖混结构10资金来源财政拨款二、招标范围1、本工程招标范围为招标图纸中全部的装修改造工程。包括结构加固、装饰、给排水、暖通电气各专业工程。2、图纸中所有涵盖工程内容。3、本工程整体结构加固包括：地基基础加固、墙体抗震加固、楼层楼板加固；4、装修改造改造部分主要包括室内、外装修改造和管线改造、屋面改造等。4.1室内装修改造主要内容为：局部拆除或增加隔断墙体，室内墙、地面施工，天花板施工，楼梯间、卫生间施工，门窗更换、屋面防水施工、以及原有楼地面、墙面、天花板、淘汰管线等的拆除；其中门厅、会议室、校长室、多功能厅以及录课室为重点装修房间。4.2室外改造部分包括：外墙外保温施工、外墙塑钢窗拆除和
40、更换、窗口护栏安装、外墙雨水管及空调冷凝水管安装，饰面砖粘贴、仿石涂料喷涂施工；校内自行车棚阳光板更换和校园围墙防护网施工等。4.3屋面改造部分包括：原屋面铲除清理，屋面防水施工、屋面卫生间风帽更换等。4.4给排水部分包括给水系统、排水系统、消火栓系统。 4.5暖通部分现有采暖系统改造，送排风系统改造。4.6电气部分包括楼内照明系统，电教室、网络机房、消防中控室及卫生间等的等电位接地，消防报警、电话及网络（弱电系统仅包括埋管穿带线）工程。4.6.1弱电、照明工程包括从配电箱（含箱）至各电气末端所有电气设备；4.6.2等电位接地工程包括等电位接地端子箱至各卫生洁具等端子点跨接所有电气设备安装（具
41、体见02D501-2标准图集）；4.6.3电话及网络系统安装工程包括线槽、配管及接线盒安装；4.7消防部分包括消火栓系统管线、设备的安装、调试。消防报警系统管线、设备的安装、调试。4.8空调部分包括空调室外机移位、冷凝水管预埋。第二节 各专业设计概况一、建筑设计概况序号项目内 容1功能本工程为北京市东城区东四十四条小学教学楼，主要以教学、办公用房为主，另有警卫室、锅炉房、消防中控室。2建筑规模建筑面积4174.12m2结构加固面积约14610m2装修改造面积18780 m23砌体室内隔墙拆除量较小，只有少量门洞需砌砖封堵，采用MU7.5页岩砖砌块，M5混合砂浆。4防水卫生间做1.5mm厚环保涂
42、膜防水，上翻垂直面做至300，浴室淋浴间墙面上翻至1800mm高，屋面防水采用SBS卷材。5抹灰内墙均为普通抹灰。6地面楼地面大部分教室、办公室、廊道铺设600*600mm浅黄色玻化砖、卫生间铺设400*400mm浅蓝色防滑玻化砖，计算机教室、校园网主控室、电子阅览室等地面为防静电地板，健身房、校长室为实木复合地板，形体房地面铺设双层橡胶软木地板，多功能厅地面为石英塑料地板砖，其中卫生间、楼内廊道等均设有石材波达线、其他房间为水泥地面。7内墙面楼大部分教室、廊道、楼梯间墙面粘贴1200mm高文化砖、上部刷乳胶漆。卫生间、淋浴间均粘贴瓷砖，计算机教室、图书室墙面涂刷防火型乳胶漆，多功能、会议室、
43、校长室墙面下部为木墙裙，上部刷乳胶漆，其他房间墙面大部分为高级乳胶漆，局部设有油漆墙裙。音乐教室墙面为矿棉吸音板。8外墙面外墙面清洗后粘贴70mm厚保温聚苯板，檐口、首层及窗套喷涂浅暖灰色仿石涂料，其余外立面粘贴暗红色墙砖。窗口可开启型护网安装。9顶棚普通教室、办公室顶棚刷乳胶漆，特殊房间顶棚刷防火型乳胶漆，音乐教室顶棚为矿棉吸音板，卫生间吊顶为PVC板，楼内走道为纸面石膏板吊顶。10门窗外窗为带纱扇中空玻璃塑钢推拉窗；内门为普通木夹板门、防火门；外门为不锈钢折叠门，铸铁大门、防盗门等。11屋面屋面防水及面层重新做，其卫生间通风道风帽、屋面通风窗拆除更换。12耐火等级墙裙木衬板面涂三度防火涂料
44、，达到B1级防火标准，木饰面板材底面涂一级饰面型防火涂料。二、专业设计概况1、电气专业序号项 目系 统 介 绍1配电系统教学楼由学校室外箱变供电，TN-S系统，电气系统电压380/220V，应急电源、消防控制室、监控室等电源负荷为二级负荷。其它负荷为三级负荷。消防设备及二级负荷采用双回路末端配电自投供电方式。为二级负荷供电的两路电源应分别引自不同的变压器的低压侧。电源引入处PE线做重复接地，接地型式采用联合接地，接地电阻R小于1。教学楼的配电干线在一层暗埋穿管进线引至配电室配电柜。配电室至各层配电箱采用金属线槽沿屋顶及电气竖井明敷。配电室至消防设备用电采用耐火电缆或电线。沿金属线槽敷设或穿钢管
45、吊顶内暗敷。2照明系统教学楼设有一般照明和应急照明，应急照明采用蓄电池作为备用电源。楼梯间、公共通道、主要出入口等场所设应急。应急照明、疏散照明采用蓄电池作为应急电源，蓄电池供电时间应大于30分钟，所有低于2.4m的照明灯具均加PE线。荧光灯选用高效荧光灯。3防雷接地系统本楼在屋顶采用10镀锌圆钢做避雷带，使高出屋面的所有金属构件与避雷带可靠连接，屋顶避雷网格不大于20*20M，在建筑物外墙内暗埋两根16以上钢筋作引下线，引下线上与接闪器，下与接地装置可靠焊接，部分防雷引下线相对应的室外埋深0.8M处，由被利用作为引下线的钢筋上焊出一根40*4镀锌扁钢，1.2M长，用作为引下线的钢筋上焊出一根40*4镀锌扁钢，1.2M长，作为与人工接地极联接、防雷接地、弱电接地、电气安全接地等均共用接地装置，接地电阻不大于1.0。本楼设有总等电位接地系统，应将建筑物内保护干线、设备进出线总管、建筑物金属构件、电缆桥架等大尺寸的内部导电物做等电位联结，等电位联结采用等电位卡子，不允许在金属管道上焊接，做法见国标图集02SD501。弱电机房、网络机房及电气竖井预留接地端子板供接地用。卫生间、淋浴室采用局部等电位联结。4弱电
